What a reservation request is—and is not
The form on the Reservations page allows you to submit a reservation request. Submitting this form does not constitute a confirmed booking and does not reserve the house. No payment is taken through this website.
A stay is confirmed only when we accept your requested dates in writing and you agree to the terms set out in our confirmation. Until then, the dates may remain available to other guests.
Exclusive use of the house
RockRose is offered exclusively as a whole—the house, its five suites and the surrounding 10-hectare estate—to one party at a time. We do not offer individual rooms or accommodate separate parties simultaneously.
The number of guests and sleeping arrangements must be agreed in writing before the reservation is confirmed. Additional visitors, gatherings and events require our prior written approval, allowing us to ensure that the house and its team are appropriately prepared.
Rates and availability
Rates displayed on the Reservations page are quoted in euros, apply per night to the exclusive use of the entire property and include VAT at the applicable Portuguese rate.
The nightly rate remains the same regardless of the number of guests. Guest numbers are requested solely for the calculation of any applicable municipal tourist tax, which is displayed separately and is not subject to VAT. Rates are calculated from the arrival date up to and including the night before departure.
Although we take every care to keep the availability calendar accurate, availability may change before a reservation is confirmed. Dates are secured only once we have confirmed availability in writing and received the required deposit.
A minimum stay applies. The applicable minimum is stated on the Reservations page and may vary according to the season.
What the rate includes
The nightly rate includes breakfast, freshly prepared at the house each morning using primarily organic, seasonal and locally sourced ingredients. It also includes three hours of daily housekeeping and a laundry service using organic detergents for up to four items per guest, per day.
Please inform us in advance of any dietary preferences, intolerances or allergies so that we can prepare accordingly.
Services charged separately
Certain services may be arranged upon request and are charged in addition to the nightly rate. These include additional housekeeping and ironing hours, the RockRose Longevity Breakfast, private dining with a visiting chef, grocery provisioning before or during your stay, and the practices and therapies offered at the house.
Prices are detailed in the RockRose House Handbook and will be confirmed with you before any service is booked. Any external chef must receive our prior approval.
Indoor climate
RockRose is thermally regulated throughout the year through its rammed-earth architecture and hydronic radiant floor system, which provides cooling during the warmer months and heating throughout the house in winter. Complemented by ceiling fans in summer, this integrated system supports a naturally comfortable indoor environment across the seasons, reflecting the project’s ecological philosophy and replacing conventional built-in air-conditioning.
Experiences: bookings and cancellations
We coordinate therapists, practitioners, chefs and other independent third-party service providers on your behalf. As these professionals reserve their time exclusively for you, advance payment is required to confirm most bookings.
Experiences cancelled fewer than 10 days before the scheduled date are non-refundable, as the practitioner or service provider will already have committed their time and availability.
Payment and cancellation policy
A non-refundable deposit of 50% of the total cost of the stay is required to confirm a reservation. The remaining balance must be paid no later than 60 days before arrival. For reservations confirmed within 60 days of arrival, full payment is required at the time of booking.
If payment is not received within the stated period, RockRose reserves the right to cancel the reservation and retain any amounts already paid.
If a reservation is cancelled more than 60 days before arrival, the initial 50% deposit remains non-refundable. Any additional amounts paid will be refunded, less a €300 administrative fee.
If a reservation is cancelled 60 days or fewer before arrival, the full cost of the stay is non-refundable.
These conditions reflect the exclusive-use nature of RockRose: once a reservation is confirmed, the entire property is held for one party and is removed from availability for other guests. We strongly recommend that guests obtain comprehensive travel insurance covering cancellation.
In exceptional circumstances, RockRose may, at its sole discretion, offer alternative dates, a credit or another arrangement. Any such accommodation is considered individually and does not alter the cancellation policy above.

Governing law and jurisdiction
These Terms and Conditions are governed by Portuguese law. Where the law permits the parties to agree on jurisdiction, the Portuguese courts shall have jurisdiction.
